Redevelopment of Antiquated Nike Missile Site into Workforce Ownership Housing
Oxbow Partners, Developer
The Residences at 89 Oxbow involved the redevelopment of an antiquated Nike Missile site in Wayland, MA into 16 units of work force housing targeted to first time home buyers earning at or below 100% of the Area Median Income. Selected via a developer competition, 89 Oxbow is now seen as a case study for both the collaborative process between the Town and Oxbow Partners as well as for the physical design and development of the community which integrates high quality living environments, low impact site design and energy efficiency.
Highlights of the project include:
- Smart, Green, Affordable
- Community Scale – Integrated within Wayland Context
- Low Impact Site Development – Rain Gardens, Advanced Septic System, Bio-Retention
- Designed to Address the Challenges of the First Time Homebuyer – Extensive post occupancy training, financial savings to household from energy generated by Photovoltaic Panels (PV), family friendly layout with a focus on storage.
Brought on-line in September 2008 (10 days after the bankrupcy of Lehman Brothers), the project was fully sold out ahead of proforma within 8 months.
