Creating the Model for a Mixed Income Ownership Community

Battle Road Farm was conceived and developed in close coordination with the Town of Lincoln with the goal of creating a mixed income community with homes available for sale to both market rate families as well as those priced out of the Lincoln housing market. Battle Road Farm created 120 units on 24 acres of land on a parcel immediately adjacent to Minuteman National Park. Development challenges included permitting within a historic and environmentally sensitive area, the design and construction of an on-site septic treatment facility and working through a challenging lending environment of failing banks. Completed in 1991, Battle Road was immediately seen as the model for mixed income ownership housing becoming the subject of an Urban Land Institute case study. Twenty years after its completion, Battle Road Farm remains the standard for high quality mixed income ownership housing in a suburban setting. Peter Smith and Robert Kuehn were the General Partner of the Development Entity. The Urban Land Institute recognized this development for excellence in residential development.
